What is a municipal tax sale?

A municipality may offer land for sale to recover unpaid property taxes through a process governed by Ontario law. The official notice controls the particular sale.

What is a minimum tender?

It is the minimum amount stated in the tender notice. It is not a market valuation, a suggested winning bid, or a guarantee of a bargain.

How sealed tenders work

Read the prescribed forms, delivery instructions, and deadline in the official package. A qualifying tender must follow the applicable rules; a late or incomplete submission may be rejected.

Deposits

Ontario tender rules generally require a deposit of at least 20% of the tender amount in an accepted form. Confirm the current requirements and payment instructions directly with the municipality.

Winning bids

The highest qualifying tender may be accepted. Further payment and completion requirements apply. Confirm the timetable before bidding.

Redeemed properties

Payment of the required arrears and costs can stop the sale process before completion. A published listing does not guarantee a completed sale.

Vacant possession

Do not assume occupants will leave or that you can enter the property. Investigate occupancy, access, and possession with a lawyer.

Title searches and risks

Ask a lawyer to review title and explain interests that may remain, access rights, and restrictions. Investigate physical condition and environmental issues separately.

Due diligence

Check zoning, utilities, road access, shoreline rights, municipal orders, and development permissions. Do not enter private property without permission.

Why a property can appear inexpensive

The minimum tender relates to the tax-sale process, not an appraisal. Low amounts can accompany substantial repair needs, access limitations, or legal and environmental risks.
